What's the 2nd Step: Finding your dream home.
Once you are pre-qualified in our lease option program, you can choose any houses we have available, Keep in mind that we purchase 4-5 houses every month so if you don't like what we currently have, there's always new houses coming in our inventory.
It is FIRST COME - FIRST SERVE so we highly recommend to fill out the application now.

How Does Our Lease Option Program Works?
We specialized in working with clients that can't qualify to "purchase a house" right now due to some credit issues or they need time to save up money for the down payment. Once we approved you in our lease option program and identify a house that you like, you can move into the property right away.
Once you move into the property, Dometri Companies LLC (Our Preferred Credit Repair Company) will be working with you in getting your credit repaired.
Once credit is ready for the actual financing, Arizona Wholesale Mortgage (Our Preferred Mortgage Company) will help you in getting qualified and approved for financing on the property.
There is a PENALTY if you DON'T go through the purchase of the property. DO NOT LEASE OPTION A PROPERTY THAT YOU HAVE NO INTENTIONS OF BUYING.
How Do You Know If You Will Qualify?
When we go through the pre-approval, we are basically setting you up for financing, - so we ask all general questions as if you were to apply for a mortgage, BUT BETTER - because we help you fix all of the things that are stopping you from buying now.
Here are 2 areas that we look for to pre approve you to our program:
1.) YOUR APPLICATION:
a.) Employment - We check to make sure you have stable and secure employment history for the past 1-2 years.
b.) Income and Debt - We check to make sure that you make enough income to purchase one of our Agent's Homes (typically $2500-$3500 a month) depending on how much debts that you have.
c.) Good Rental History - We do verification of rent before you move in to one of our houses. NO EVICTION OR RENTAL COLLECTIONS.
2.) YOUR CREDIT REPORT:
a.) There is No Credit Score required to be approved ! In fact - WE DON'T CARE what your credit score is! We know that when you join the credit repair program, your credit scores will increase to where they need to be and the negative reporting will be removed.
b.) We pull your credit report because we want to see what is one there, good and bad. That way we can determine for how long think you will need our credit repair services, 1 month, 2 months, etc. Remember, the Lease Option Program is designed to turn you into a homeowner with the help of our credit repair and guidance in about 6-12 months.
c.) We are also looking at the credit report because we are checking to see what is reporting both positive and negative items. For the Negatives items we look closely at when it was reported, what the balance is, who the collection or creditor is, that way we can help gauge the success of the credit repair.
